Electrical inspections

Inspections of electrical installations and lightning protection in flats, family and apartment houses, offices and production halls. Every inspection report includes a recommendation and a proposed fix for defects.

    Building approval and new builds

    Depending on the type of building, inspection results go with the application for building approval. The initial inspection checks a new installation before it is put into service.

    A repeat inspection within the interval set by Decree No. 508/2009 Coll. If a required inspection is missing and that substantially contributed to the damage, the insurer may reduce the payout.

    When the main breaker changes you must have an inspection report, and SSD may ask for it. A rebuild — after a lightning strike, for example — is checked before it goes back into service.

What it includes

Initial inspection

After a new installation, an extension or an alteration is finished, and before it is put into service. We measure insulation resistance, the continuity of protective conductors, fault loop impedance and how the residual current devices trip.

Periodic inspection

A repeat inspection within the interval Decree No. 508/2009 Coll. sets by type of building and environment. An apartment building, business premises, a workshop and a construction-site distribution board all have different intervals — we help you work out yours and get in touch before it is due.

Lightning protection

Inspection and earth resistance measurement of an existing lightning protection system. Defects found are listed with proposed measures; we recommend upgrading to the STN EN IEC 62305 series where it makes sense.

Inspection of a contractor’s work

A check of what another contractor installed, and of the materials used — independently, on the investor’s behalf. You get a list of defects, each with a reference to the exact clause of the standard.

How often to inspect?

A flat, an apartment building, an office, a warehouse, a hotel and a lightning protection system each have an interval of their own. The tables by building, with their notes, have a page of their own.

Questions about inspections

Must a flat be inspected every five years?

For a flat or a family house that its owner lives in, the law sets no periodic inspection interval — § 13(7) of Act No. 124/2006 Coll. exempts them from the duty. Five years is the interval for a masonry residential building; in an apartment building it applies to the communal areas and risers, and the owners’ association or the property manager arranges it. Whoever has concluded a connection contract, however, must give the distribution operator the inspection report within 90 days of being asked (§ 39(9) of Act No. 251/2012 Coll.).

When is an inspection of the wiring required?

Periodic inspections must be arranged by employers and businesses, and in an apartment building by the owners’ association or the property manager for the communal parts (§ 2 and § 13(7) of Act No. 124/2006 Coll.). Depending on the type of building, inspection results go with the application for building approval (§ 66(2)⁠(h) of Act No. 25/2025 Coll.). When the main breaker changes you must have an inspection report, and the distribution operator SSD may ask for it.

Is an inspection needed after rewiring a flat?

For an owner-occupied flat, Act No. 124/2006 Coll. does not require one (§ 13(7)), and building work that does not change how a building is used needs no approval (§ 66(1) of Act No. 25/2025 Coll.). Standard STN 33 2000-6, however, expects an initial inspection after an installation is extended or altered, and when the main breaker changes you must have an inspection report. We therefore recommend an inspection after rewiring.

How often does lightning protection need inspecting?

By protection level: levels I and II at least every 2 years, III and IV every 4 years, and a building with an area at risk of explosion every year — active lightning protection included. If the environment under Table B sets a shorter interval, the shorter one applies (Annex 8 of Decree No. 508/2009 Coll.). The protection level is set not by the type of building but by a risk assessment.

What does an inspection report contain?

Its content is set by § 16(2) of Decree No. 508/2009 Coll. Among other things, the report gives the inspection technician’s name with the scope and registration number of their certificate, the measurements including the number of the instrument used, the defects found and how serious they are, proposed measures to remove them, and the technician’s signature.

Can a missing inspection cut the payout?

It can, but not automatically. It may reduce the payout proportionately if the insured knowingly breached a duty and that substantially contributed to the damage or its extent (§ 809(2) of the Civil Code); under some policy terms it may refuse it. For a direct lightning strike, some insurers do not pay if the required lightning protection was not installed and working.

Will you check another electrician’s work?

Yes. We check the electrical installation, the contractor’s work and the materials used — independently, on the investor’s behalf.

Do you inspect appliances and hand tools?

Yes. We inspect electrical appliances and portable power tools to STN 33 1630, the standard for equipment that is already in use. Until 1 May 2027 the earlier STN 33 1610 for appliances and STN 33 1600 for power tools still apply beside it. Appliances that come with a tenancy fall into group A: they are inspected when the property is handed over and every two years after that. Otherwise the interval follows the group the appliance or tool belongs to by the way it is used, and we work that out with you.

Do you install lightning protection too?

Yes. We inspect an existing system and measure its earthing resistance; where there is none, or the one there no longer does its job, we build it — the air termination on the roof, the down conductors and the earth electrodes, to the STN EN 62305 series. The protection level does not follow from the kind of building but from an assessment of the risk, so that is where it starts. In a block of flats the lightning protection, and the surge protection of the rising mains with it, is the manager's or the owners' association's business rather than an individual flat owner's.

How does an inspection go?

At an agreed time we come to the site and visually check the distribution boards, the supply, sockets, luminaires, residual current devices and switches. Then we measure insulation resistance, contact resistance and fault loop impedance and record the values. Defects found go into the inspection report with a date to fix them by, and we hand the report over.
